Following the successful completion of the Jaguar Land Rover Aftersales Facility, Knights Brown was able to negotiate the contract for the construction of the new car showroom. The works were to dismantle the existing showroom leaving a portion of the original steel frame to connect with the new one, roof and wall cladding with rainscreen cladded elevations, and a structural planar glass shop front opening. Internal refurbishment included ceramic tile floors in the showroom areas and client personalisation zones, glazed ground floor offices, and offices and welfare facilities on the mezzanine floor. Externally there are block paved areas complete with a customer drop-off facility and car showing areas.

Our early involvement allowed us to value engineer certain packages helping to bring the project within our client’s budget by achieving a saving of £200k and a reduction in programme.

Successful coordination with our client and their specialist contractors allowed us to grant them early access to carry out internal fit-out in some areas prior to completion.

By working closely with the structural engineer and demolition subcontractor, we agreed detailed drawings that meant the retained portion of the steel frame didn’t get damaged during demolition works. Ultimately this ensured the new frame would fit precisely and not cause any delay.

This complex and challenging project was a collaborative undertaking from the outset. Combining two projects was inspirational, saving not only money but diverting 22,000m3 from landfill. Some extremely innovative tools and methods were used to demolish the pier, recover material and to achieve the lowest environmental impact on one of the most environmentally designated places in the UK.
